Separate offers from achieved sales

A booking-site rate is an available offer for a specific search. ADR is the actual average room revenue per sold room night. It reflects segments, contracts, room categories and booking dates.

Compare equivalent conditions

Fix arrival date, stay length, guest count, room category, meals, cancellation and taxes. A single-occupancy room-only offer is not directly comparable with a flexible double room including breakfast.

Unavailable does not mean sold out

A channel may be closed or restricted by minimum stay and other controls. Do not automatically translate OTA unavailability into full competitor occupancy.

Review before reacting

When a competitor raises a rate, check your bookings, local events and current position. One price movement does not require matching it. Record comparison conditions and observation time to distinguish market changes from search-parameter changes.
